KITCHENER, ONT. – Kitchener City Council has given the go ahead for the Fire Station 8 Housing Development.
The project will now move into detailed design, permitting and financing for the housing development.
According to the city, a building permit is anticipated in fall 2026, with construction expected to begin in spring 2027.
Fire Station 8 is targeted to open in 2028 with the residential component following completion by 2030, subject to securing the necessary funding and program supports.
The project is a unique mixed-use facility that brings together a new municipal fire station and purpose-built rental housing.
Key design elements being proposed include:
- A fire station facility with two apparatus bays and operational support spaces.
- A 19-storey residential building with stepbacks incorporated into the built form to provide a transition to the surrounding neighbourhood by low-rise residential uses.
- Community amenity space including a ground-floor indoor community room, new public plaza/urban park space and an improved streetscape along King Street East and Madison Avenue.
- A mix of below-market and market-rate rental units.
- Rooms for training and outreach.
- EV charging, energy-efficient systems and green infrastructure.
The project is being delivered using an Integrated Project Delivery model.
